The expansion of investment from foreigner investor in every business in Thailand was
effected Thailand’s economic especially in the immovable property. Government have to improve
legislation and all of Act to catch up the Globalization. The objective of the legislation and Qct try to
control and investigate of land and immovable property own by foreigner like a Investment Promotion
ACT BE 2520. Industrial Estate Authority of Thailand Qct BE 2522 ect. But some case have not too clear
and cover all by legislative and Act. From this season immovable property and land was own by foreigner
that use juristic person or Thai people individual to be nominee or use relationship of family relate like a
husband-wife parent and adopt children include long-time hire punchase. Occupancy from all of these and
have hidden agenda cannot invertigate and comply by legislation effective to the intention of Thailand
legislation that have the objective to maintain most of land and immovable property own by Thai citizen
only. The direction to solve these problem of Thai government has to integrate all of legislation form Thai
Government Organization and make it clearly, update and penalty. Include people participate measure
policy to report any doubt or illegal case to the agencies involved that can help government to solve
problem easier than to use only government offices or law enforcement.
